Terms & Conditions
1. TERM
This Agreement is a month-to-month licence to occupy for storage purposes only. It shall automatically continue from month to month unless terminated by either party by giving not less than thirty (30) days’ written notice to the other.
2. RENT
The Tenant agrees to pay rent in the amount specified, payable in advance on a calendar month basis. The first month’s rent must be paid on or before move-in.
4. METHOD OF PAYMENT
Rent shall be paid by standing order or other method approved by the Landlord, to the account details provided separately.
4. RENT DUE DATE, LATE PAYMENT & DEFAULT
Rent is due on the agreed monthly due date. A three (3) day grace period is allowed. If rent is not received within the grace period: - Interest shall accrue on overdue sums at 5% above the Bank of England base rate, calculated daily until paid in full. - After fifteen (15) days of non-payment, the Landlord may deny access to the unit, secure the unit, and exercise all lawful remedies available, including taking possession of the contents.
Proceeds of sale may be applied to outstanding rent, interest, costs of enforcement,
storage, removal, and sale. No allowance shall be made for illness, loss of employment, or
financial hardship.

5. CONDITION OF UNIT
The Tenant accepts the unit as seen. Any defects must be reported in writing within three
(3) days of taking possession. Failure to do so shall be conclusive evidence that the unit
was received in good condition. The Tenant must return the unit in the same condition as at commencement, fair wear and tear excepted. All items must be removed on termination. Any items left behind may be
disposed of at the Tenant’s cost. A skip can be arranged by the Landlord for an additional
charge.
6. CHANGES TO TERMS
The Landlord may amend the terms of this Agreement, including rent adjustments, by giving not less than thirty (30) days’ written notice.
7. INSURANCE & LIMITATION OF LIABILITY
All goods are stored entirely at the Tenant’s risk. The Landlord shall not be liable for loss or damage caused by fire, theft, water, vermin, electrical failure, or any other cause, howsoever arising, except where required by law. The Tenant agrees to maintain adequate insurance for stored goods and public liability. Failure to obtain insurance is the Tenant’s sole responsibility.
8. PERMITTED USE
The unit is for storage purposes only. The Tenant must not: - Use the unit as a trading or registered business address; - Store food, seeds, perishable, hazardous, illegal, flammable, or explosive materials; - Sleep or
reside in the unit. If the premises become rateable, the Tenant shall be responsible for any business rates or
similar charges.

9. TENANT OBLIGATIONS
The Tenant agrees to: - Maintain good housekeeping; - Avoid nuisance, excessive noise, or obstruction; - Respect other site users and parking arrangements; - Remove all rubbish regularly; - Store items inside the unit only nothing may be left outside on adjoining land.
10. ACCESS
Access is preferably between 7:00am and 7:00pm. The Landlord reserves the right to restrict access for safety, maintenance, or non-payment.
11. LANDLORD ACCESS
The Landlord may access the unit with reasonable notice (or immediately in an emergency) for inspection, repairs, safety, or legal compliance.
12. TERMINATION
Upon termination, all rent and charges must be paid in full and the unit vacated and cleared. Failure to do so may result in disposal of goods and recovery of costs.
13. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of England and Wales.
14. ENTIRE AGREEMENT
This Agreement constitutes the entire agreement between the parties. By making the first rental payment, the Tenant confirms acceptance of these terms.
